The In’s and Outs of Mortgages in Morocco

So you want to buy a holiday or investment property in Morocco. How to you arrange a Mortgage in Morocco?

Those who are unable to buy their Moroccan property outright can arrange a mortgage for the balance of the property price over the down payment that they have available. Arranging a mortgage in Morocco follows French practices very closely. Here are the main features of a Moroccan mortgage:

  1. The mortgage market in Morocco is not very well established and complications can and do arise for applicants. These complications are frequently complicated when a non-resident applies. The mortgage application process is slow, so don’t expect the same standard of speed and customer service from a Moroccan lender as you would expect from a bank at home. The Moroccan lender’s staff are often lacking in knowledge and experience, which is compounded when they have to deal with paperwork from overseas. You should also expect to be required to provide official translations for your domestic documentation.
  2. In Morocco, all mortgage loans are linked to the price paid for the home and require a minimum down payment of 30%. Note that the lending bank is unlikely to instruct a property assessment although you may wish to do so for your own peace of mind. The currency for the loan and the repayments will be the Moroccan Dirham, so ensure that your home bank can transact payments in the Moroccan currency or arrange for a local bank to receive your remittances and make the payments by exchanging the currency for Moroccan currency.
  3. Bank arrangement fees are charged and these will vary depending on the institution you use as well as the type of mortgage you choose. In addition, you will also be charged a notary fee for registering the mortgage deed. There will also be a mortgage tax that will be levied over the life of the mortgage.
  4. Typically, mortgages are granted for a term of 15 years. However, you can find a lender who will extend the term to 25 years. Be aware, however, that the shorter the mortgage term, the lower the interest rate that will be charged. Interest-only mortgages are not available over the life of the loan, but you can get an interest-free loan for the initial six months.

Always be prepared and arm yourself with a good working knowledge of local lending practices. This is the key to arranging a mortgage in Morocco. You can expect a slow and painful application process plus a good deal of frustration. However, if you take all the possible steps to understand what is happening and why, you will be able to ensure your stress levels are kept mercifully low. Using the services of a Moroccan Mortgage expert, who knows and understands the market and application process, particularly if you do not understand the language and local customs, will prove invaluable when arranging home financing in Morocco.

Dizziness and Vertigo: Two Symptoms You Shouldn’t Ignore

This may come as a shock to you, but we all have rocks in our heads. Actually the “rocks,” tiny crystals of calcium carbonate, are deep inside our ears and help us to sense and respond to motion. Sometimes the crystals (called otoconia) shake loose and float to other parts of the inner ear. The result is Benign Paroxysmal Positional Vertigo (BPPV) and it’s awful.

I know because it happened to me. My BPPV is the result of an accidental blow to my jaw bone. It wasn’t a big blow, just enough to shake up things. Within an hour I was feeling dizzy. Eight hours later I was lying in bed and moaning. My entire world was out of whack.

The bed felt like it was spinning and the room felt like it was spinning, too. I was so dizzy I couldn’t take a step, let alone walk. In addition to these symptoms I had bouts of sweating, followed by bouts of chills. Light bothered my eyes and I tried covering them with a blanket, but the blanket made my vertigo worse so I uncovered them again. Constant nausea was the worst symptom and I thought I would throw up at any minute.

Mayo Clinic lists symptoms of BPPV on its Website, http://www.MayoClinic.com, and I had most of them: dizziness, vertigo, lightheadedness, unsteadiness, loss of balance, and nausea. Blurred vision after quick movements was the only symptom I didn’t have have. Health experts describe BPPV as a “balance and dizziness disorder,” a “bothersome” and “temporary” condition. These words don’t tell the real story.

Benign Paroxysmal Positional Vertigo is debilitating. I’ve had it several times and it knocks me flat.

Because I’m a health care journalist I decided to learn more about BPPV and looked it up on the Internet, using the words “canalith repositioning maneuver.” More than 1,450 references popped up and the most comprehensive is by Timothy C. Hain, MD, “Benign Paroxysmal Positional Vertigo.” Reading it was like reading my own case history.

According to Hain, head injury is the most common cause of BPPV in people under 50 years of age. This statistic includes kids. “About 50% of all dizziness is due to BPPV,” Hain goes on to explain. Rolling over in bed and getting out of bed can cause BPPV, Hain says, and it can return after a visit to the beauty shop or dentist - things that also happened to me.

What can you do about BPPV? If you have a mild case you can wait it out and hope the “ear rocks” go back to their original place or dissolve naturally. And if you wait it out Hain recommends using two pillows at night, not sleeping on your “bad” side, getting up slowly, and sitting on the edge of the bed a few minutes before walking.

Your other options are office treatment, home treatment, and in severe cases, surgical treatment. Fortunately, my husband is a physician and knew what to do. He helped me with the Canalith Repositioning Procedure, described by John M. Epley, MD in 1992. Only a trained professional should perform this procedure, according to The Vestibular Disorders Assocciation.

Scary as it may sound, the procedure is quite simple and Mayo Clinic has posted a slide presentation about it on its Website, http://www.MayoClinic.com. As Mayo Clinic explains, the goal of the procedure is “to move particles from the fluid-filled simicircular chambers of your inner ear to a tiny bag-like structure (utricle) where these particles don’t cause trouble.”

During the procedure your physician watches your eyes closely. The movement of your eyes tells him or her which ear has the loose crystals.

After the procedure you must sit up for 48 hours. If you lie flat while you’re sleeping the procedure has to be repeated and you go back to square on on time. Even if you do it right the Canalith Repositioning Procedure may have to be repeated. The Vestibular Disorders Association describes the procedure as “very effective, with an approximate cure rate of 80%.”

The procedure helps me, but it isn’t a quick fix, and I usually repeat it. At night I sleep on the couch, with pillows behind my back to prop me up and a small pillow at my neck to hold it in a vertical position. Your doctor may recommend a neck collar to hold your neck in place.

Trained health professionas may perform other procedures to ease your BPPV. Again, The Vestibular Disorders Association says these procedures “must only be performed by a professional who is trained in the maneuvers and safeguard against possible neck or back injury . . . .”

Have you had sudden dizziness or vertigo? Don’t ignore these symptoms and get a checkup now. Your physician will conduct and/or order tests to rule out detaching retina, esophageal reflex, brain tumor, and other diseases. Watch for symptoms of BPPV if your child is hit in the head.

Having BPPV has made me appreciate things I used to take for granted, like keeping my balance and walking straight. I’m amazed by the spiral design of the ear and its “ear rocks.” Yes, I have rocks in my head an I’m glad of it!

Men who have acne should use care when shaving. Either an electric or safety razor can be used. Those who choose a safety razor should always use a sharp blade and soften their beard with soap and water, before applying shaving cream.

It won’t happen overnight, but as long as you are consistent, you will start to see an improvement. If you have acne, proper skin care is the first step to controlling the problem.

What’s so bad about hearing a compliment, especially one that pertains to your profession?

Isn’t it the same as hearing, you’re a great doctor, lawyer, or priest?

Not at all.

Being told, by a prospect, that you’re a great salesperson, is an insult. It says, the person is monitoring your technique, your tricks of the trade, your show, your efforts, and all of these motions are for naught.

He ain’t buying!

He’s probably saying no in the same way that he’d blow off a losing job applicant.

“You have so many skills and strengths that I’m sure you’ll have no trouble connecting with the right company, one that will really appreciate what you have to offer.”

Sweet, right?

A truly great salesperson doesn’t seem like he’s selling, at all. This doesn’t mean he isn’t using techniquesof course he is.

It’s like what they say about art. It’s art when the art doesn’t show.

What are some of the common causes of holiday stress we should guard against?

1. Setting Ones Social and Personal Expectations: To High … Expecting every moment of the holiday season to be one in which every one is happy, merry and in a party mood all the time, especially ones self; when these expectations are not met the feeling of anger and frustration sets in

• Condition your mind that neither being in a party mood nor feeling merry is necessity for one to enjoy the holidays.

• Keep in mind different situations and traditions should dictate the methodology used in celebrating. After all there hardly ever is just one best way for doing anything.

2. Excessive use of Food, Drugs, Or Alcohol to Cope With Stress… A great way to have fun and deal with your stress at the same time .Right? Wrong. If you’re suffering from increased stress levels during the holidays, don’t turn to food, drink, or drugs for relief because they work. Because the reality is in the long haul, they don’t’ Not only will they make you fat, obnoxious, and intoxicated, but more importantly, they will shield you from learning how to deal with the deeper causes of your Problems; every holiday season you’ll end up in the same boat over and over again.. Hence, even though they work in the long run in the short run, they will cause one even more heart ache and stress, such as car wrecks, injuries to others resulting in legal problems, work and family problems; therefore are not good coping strategies. “So, how does one cope”, you ask? Well here are some coping strategies that have proven to work:

• Make a preemptive strike.

• Keep your hands busy

• Be ready for stress snack-attacks Store only healthy foods and non-alcoholic drinks.

EDTV vs HDTV

Confused by EDTV vs HDTV? We don’t blame you. The number of acronyms floating
about with regard to digital TV is frightening. What’s even more worrying is that very
often they are used by people who have little or no knowledge about what they
mean. If the person selling you doesn’t know the difference between EDTV vs HDTV,
how are customers supposed to decide which TV or projector to go for?

In our guide below, we’ve tried to distill the technical info into as few words as
possible and make it as straightforward to understand as we can.

To properly explain EDTV vs HDTV, we need to step back a bit. Traditional TV has
525 lines of video which are interlaced. Interlacing just means that every frame of
video is split into two fields and each field is shown alternately. Although there are
525 lines in the signal, only 480 lines contain video, so it is sometimes referred to
as 480i (480 lines interlaced). This is known as Standard Definition TV, or SDTV.
While this has worked well enough for fifty years, as TV sets have got bigger and
projectors more popular, the quality deficiencies have become increasingly
apparent.

The ultimate answer to improving the quality of the image displayed on your TV is
HDTV,
however, as a step on the road to HDTV, the industry came up with Enhanced
Definition TV, or EDTV. This system contains the same 480 lines as SDTV, but they
are progressive scan. Hence EDTV is also known as 480p. Progressive scanning just
means that instead of splitting the signal into two fields and showing half the lines
at a time, all 480 lines of video are shown at once. This results in a noticeable
improvement in the quality of video.

The bad news in relation to EDTV vs HDTV is that you need a completely new TV or
projector to display both EDTV and HDTV. Most DVD players on the market today
are progressive scan, meaning they output EDTV signals, however, in order to view
the progressive scan picture in all its glory, you need a TV or projector capable of
displaying it and that, unfortunately, means getting a new TV.

In terms of content, there is very limited TV content available in HDTV format, and
there is still wrangling about the standard for HD DVDs. However, every DVD disc on
the market can be displayed in EDTV right now.

Bottom line? Pretty much every HDTV projector or TV on the market today will
display EDTV as well. So even if you live in a country or area where HDTV content is
limited or non-existent, it is worth it to watch your DVD collection in EDTV, the
difference between SDTV and EDTV really is that big.
